Lease Terms:

• No utilities included in the rent. All utilities are to be placed into the tenant’s name.
• Security deposit is equal to one month’s rent.

• One-time $75 move-in fee (see below for more details).
• Required $14.50 Liability Insurance automatically applied monthly (including fees).

Applicant Qualifications:

• Verifiable monthly income of at least 3X the rent.
• Credit score of 650+ is preferred but we will consider credit scores of 600+. Credit scores of under 600 can be considered with a co-signer and/or with an increased security deposit.
• Nothing in collections is preferred but might be considered depending on accounts and amounts.
• No prior evictions.
• No criminal record is preferred, but depending on the offense might be considered.
• Not accepting Section 8 vouchers.
• We run a credit, criminal, and eviction check for each applicant or co-applicant (anyone 18+ planning to live at the property must submit an application)
• The application fee is NON-REFUNDABLE, so please call or email BEFORE applying.
• Submitting an application does not render automatic approval.
