Hello!

I am looking for a female roommate to take over the bedroom in a one-bedroom luxury apartment. Available now. The monthly rent is $1162 plus utilities. We split the utilities; usually around $100 or more per month each. There is a $400 Lease Change fee, I will pay half $200 and you will pay other $200, and $50 Application Fee. No Security deposit if Applicant is Approved.

THE BUILDING & NEIGHBORHOOD

The location is amazing! You can see the Ballston Metro Station from the sunroom. The Meridian at Ballston Commons is a luxury apartment building next to Ballston Metro (Orange/Silver/Blue Lines) and the shops, bars, and restaurants of Arlington are within walking distance. CVS, UPS, Arlington Library and Ballston Mall (newly renovated) are all located nearby. Harris Teeter is also within walking distance. Washington-Liberty High School is 2 blocks away and the track is always lively with people taking advantage of the outdoor space. Easy Access to I-66, GW Memorial Pkwy, and I-395.

Building is full of amenities, including:24-hour security Concierge and mailroom, lounges, gym, rooftop clubroom with billiards, dry cleaner on-site, and Wi-Fi. Underground parking available for underground garage parking, the 1st space is $100/ month, the 2nd space is $150/ month and we offer motorcycle parking for $20/ month. THE APARTMENT

· The apartment has wall-to-wall carpeting, and washer/dryer in the unit.

· The bedroom comfortably fits a full-size bed, desk, dressers, and bookshelf and is connected to a shared walk-in closet. Option to ask for bed/furnished - I have an extra bed you can use. You can fit a clothes rack as well if the closet is too small.

· The bathroom and closet is shared with the roommate.

· There is a coat closet near apartment room's door, and a linen closet in bathroom.

· The roommate (me) has taken the sun room (it is a lot smaller than the bedroom) as the second bedroom.

· No pets please.

· Futon/couch in living room.

· Recently, I got Roku and Firestick, so you can use TV to watch things like YouTube and Amazon Prime movies.

THE ROOMMATE

I am a 27-year-old George Mason University graduate, working as a civilian for the U.S. Coast Guard. Before COVID19 I had to be up and out very early; now I work from my laptop most days. I am respectful, responsible, very quiet, and mostly keep to myself. There is no smoking (of course).

During COVID19, I will not invite anyone over because I take the pandemic seriously, and will only accept a roommate who feels the same. However, outside of COVID19, I like to invite a guest (or a few guests) over once or twice a week. I do not mind if you also invite guest(s) over. No parties within the apartment room– the building has party rooms.

THE LEASE You will be expected to sign lease that ends June 2021, with the option to renew. You can also have someone else take over your part of the lease at any time (should you need to move before lease ends). The building (as with all buildings), will request proof of veritable income sufficient to fulfill the lease term. My previous roommate moved out to buy her first house.
